Salvatore, would you mind telling us about your old house?

It was our family's home. One of the nicest homes in the area. I was emotionally attached to it and it was difficult to part with it, but this was the right year to sell it.

Why did you choose to sell it?

It's a bit of a complex answer. In short, it was the right time. For many reasons, including family reasons, the time had come to give it away. It just didn't satisfy me anymore. Since it wasn't essential to own the house, I preferred to make a financial choice and sell it, rather than hold a property, which would have entailed a lot of expenses. Also, it was at the end of a lease, which had caused me a lot of problems, and I didn't want to invest any more money before renting it out. In the end, I chose to have cash rather than to own a property that did not generate income.

When you finally decided to sell it, was Casavo your first option?

Not really, I decided to sell the house when I received the cancellation of the contract from the tenant and I didn't put it on the market first because, being busy, it would have been difficult to sell it. In addition, the tenant kept the house in very poor condition and anyone who went to inspect it would have had a very bad impression of it. I must admit that I had problems with that rent and it was not satisfactory even financially.

What was your first impression of Casavo? What do you think of the sales process?

I had been thinking about selling the house for a while, the problem was that the tenant, despite having given me the cancellation, did not want to leave because her new house was not ready yet. But then this opportunity presented itself, I found you on Facebook and I said to myself: “Let's see what value Casavo's evaluation will give me”, so I decided to meet Dr. Gerardi, a very professional, capable and kind person.

I was then contacted by Casavo, we organized an inspection and the process began. Initially I was hesitant: despite being an accountant and often collaborating with lawyers and notaries, when I explained the process I was undertaking, everyone was perplexed; There is always a certain skepticism about the linearity of the business process and the fairness of the counterparty. At first everything seems easy, but if a problem arises, a lawsuit starts and we didn't want to get to this point. I believe that many operators have tried to build this business in the past, and not all of them have been correct and direct.

Has the promise to 'sell your house in 30 days' been kept?

I would say yes. Your offer is certainly a little lower than the value I expected, but as I said before, you must consider a series of factors, starting from the characteristics of the property, to its marketability, to the period of sale. It is not certain that if I had left the property on the market for 4-6 months, the discount applied to the sale price would have been recovered, obtaining a much higher income. So in the end I really saved a lot of time.

Do you think you sold your house by choosing Casavo?

My property has had different values over the years, perhaps I would have earned much more by selling it many years ago, but since I didn't do it and I couldn't sell it later I decided to rent it. Today, with the market falling, the value has fallen, but that's what happens when you invest, you have to deal with current conditions. During the journey I was following with Casavo, I also spoke with some real estate agents to evaluate the various options, but since our property was on the ground floor, which can be easily sold in summer but not in winter, I decided to continue.

I probably didn't think as a landlord, but as the owner of a real estate volume, which is worth a certain price.

Can we say that you were happy to have sold your house in Casavo?

Yes, I am very satisfied. The process was really simple, concrete and correct, the time was short and the tenant left the property on schedule, without any problem. Another reason why I decided to make a transaction with Casavo is that it reduced waiting times in the sales process. Today we know that a property is worth x on the market, but the final price will be the result of a series of aspects related to the negotiation between customer and buyer, so we start from a price without knowing when it will be sold and at what price. I needed to sell quickly and I can say that I am extremely satisfied from this point of view.
