Milan's real estate market is constantly evolving, with numerous redevelopment projects that are transforming different areas of the city. In Casavo we analyzed the impact of these redevelopments on seven Milanese neighborhoods over the last five years (from January 2019 to December 2023).
Scalo di Porta Romana: 48% Price Increase
Scalo di Porta Romana recorded a significant increase in the average price per square meter, with a +48%, going from 3,296 euros to 4,845 euros. Sales increased by 40%, thanks also to the future Olympic village for Milan-Cortina 2026, which will be converted into accommodation for university students.
Cascina Merlata: 44% increase in prices and 78% in sales
Cascina Merlata saw a 44% increase in the average house price, from 2,776 euros to 3,993 euros. Sales have increased by 78% thanks to the development plan for the area signed by EuroMilano SpA..

North of Milan (NOM): Boom in Sales with +115%
This is the area between the Bovisa campus of the Polytechnic University of Milan and Novate Milanese, a peripheral neighborhood but well connected to the city center by public transport. The North of Milan neighborhood recorded a 42% increase in house prices, from 2,136 euros to 3,039 euros. Sales increased by 115%, thanks to the good connection of NOM with the city center and sustainable development projects.
SeiMilano: 31% Price Growth in the Multifunctional District
SeiMilano, located near the Bisceglie metro, saw a 31% increase in the average price per square meter, from 2,161 euros to 2,825 euros. Sales increased by 49%, supported by the mix of residences, offices and green areas.
Santa Giulia Nord: Reduction in Sales Times by 28%
Santa Giulia Nord, the future site of the PalaItalia for the 2026 Olympics, recorded a 27% increase in house prices, from 2,329 euros to 2,960 euros. Sales increased by 28% and average sales times decreased by 28%, from 134 to 97 days.
Rogoredo: Price Growth at 24%
Rogoredo saw a 24% increase in the average price per square meter, from 2,316 euros to 2,872 euros, and a 3% increase in sales. The redevelopment is centered on the “Bosco della Musica” project, but the impact so far has been less significant than in other areas.
Scalo Farini: Waiting for the Redevelopment
Scalo Farini has recorded a 12% increase in house prices, from 4,264 euros to 4,792 euros. However, sales decreased by 1% and the time to sell increased by 43.5%, pending the actual start of the redevelopment works.
