How an agent's salary is composed
The salary of a real estate professional can change, and even a lot, month after month and from one agency to another. Generally speaking, after the qualification exam, new intermediaries open a VAT account to operate as freelancers within contracts with which they undertake to collaborate with an agency, often exclusively.
To estimate how much a real estate agent earns on average, we must first understand how their salary is composed. There are two main items:
- the fixed allowance, i.e. the monthly compensation recognized by the branch for which he works;
- the commissions, i.e. the share due to the broker for each rental or sale contract concluded.
These two elements are in turn influenced by a series of factors such as market trends, the city in which he practices, the experience and the ability to sales of the agent in addition to the prestige of the properties handled and the agency itself.
Fixed compensation
The fixed part of the salary depends greatly on the experience gained and settles on an average of 1,450 euros net per month, in line with the national average salary.
For interns and for novice agents, the salary starts from a base of between 400 and 800 euros, gradually increasing to 1,650 euros for senior intermediaries.
The figures change again if we look at how much a luxury real estate agent earns, accustomed to dealing with much more profitable properties. We can summarize the average monthly salary scale as follows:
- around 600 euros for trainees and assistants;
- 1,100 euros for agents in their first years of work;
- 1,450 euros for mid-level professionals; career;
- 1,650 euros for seniors;
- 1,800 for agency managers;
- 2,100 for area managers;
- 2,320 for luxury property agents.
To the starting salary are then added the commissions you earn based on the deals you complete. We'll analyze them in more detail in the next paragraph.
How much does a real estate agent earn with commissions
An important source of income for real estate brokers comes from the percentages on the contracts concluded.
Every time it closes a lease or sale, the agency requests a fee from one or both parties in the form of a percentage calculated on the sale price or the annual rent. A portion of the commission is then paid to the intermediary who followed the negotiation.
Let's look at two examples. For simplicity of calculation, let's imagine that the company you work with receives a 10% commission on signed contracts. The share you receive for each negotiation you complete is 10% of the total commission, therefore:
- for the sale of a property worth 100,000 euros, the agency collects 10,000 euros and gives you 1,000 euros;
- for a rental of 1,200 euros per month for a total amount of 14,400 euros per year, you are entitled to 144 euros out of a total of 1,440.
In truth, the average percentage share reserved for the agent is lower than that seen in our simulations and settles around 5%. This value is destined to increase as you accumulate years of work and especially when you guarantee your superiors a significant flow of deposited contracts.
Since the pace of negotiations is not always the same and there may be months in which you register many agreements and others in which the market appears static, it is not easy to determine an average of how much a real estate agent earns in commissions.
In addition to salary and commissions, there are also bonuses to consider. These are real prizes awarded based on the achievement of certain individual or group objectives. For example, you could receive an extra when you are the agent who closes the most deals. agreements in a quarter, or if the company achieves an increase in turnover thanks to the good work of all the staff.
