The Superbonus 110%, provided for by the Relaunch Decree, consists of a deduction equal to 110% of expenses incurred between July 1, 2020 and June 30, 2022 for a series of construction works aimed at:
- improving the energy efficiency of condominiums and single-family properties;
- applying the new anti-seismic regulations to existing buildings;
- installing photovoltaic systems;
- installing elevators or improving existing ones.
According to the latest updates, the deduction is divided into four equal annual installments. It is possible to benefit from this benefit and the 110% elevator bonus, subject to further extensions, until June 30, 2022. Another new feature is the following: introduced by recent changes to the legislation, however, brings the deadline for obtaining the bonus to December 31, 2022 in some specific cases, namely:
- when the elevator is installed by a condominium;
- when at least 60% of the work has been completed.
What are the necessary conditions and requirements for accessing the deduction? Let's take a look at the details.
Which individuals and types of properties can benefit from it
To take advantage of the 2022 elevator bonus as a driven intervention within the Superbonus 110%, it is necessary to: It is necessary to belong to one of the categories of natural or legal persons expressly listed by the Revenue Agency in its vademecum, namely:
- condominiums;
- natural persons who own the property subject to the interventions;
- public housing or other similar buildings that fall within public residential housing;
- housing cooperatives with undivided ownership;
- non-profit organizations, social promotion and voluntary associations;
- companies amateur sports.
IRES subjects, i.e. companies and entities, can benefit from it only if they have established their registered office within the buildings where the work is being carried out.
Finally, for the elevator the 110 bonus is Applicable to all types of properties provided that:
- there is a disabled person or elderly person in the building;
- in addition to the installation of the elevator, interventions aimed at energy improvement are also carried out;
- the elevator allows breaking down barriers architectural features present in the building;
- the elevator is accessible even in a wheelchair;
- you do not spend more than 96,000 euros.
Now that we have listed the characteristics of the 110% elevator bonus, all we have to do is tell you how and when to request it.
How and by what deadline to request it
Depending on the work carried out in your condominium or home, to benefit from the 110% Superbonus you will have to:
- obtain from one or more qualified technicians the documents useful to demonstrate the actual transition from one energy class to another and the conformity of the work carried out;
- pay the companies involved in the work with a speaking bank transfer, indicating the reason for the payment, your tax code and the VAT number of the company to which you are paying the due amount.
All the documentation collected and duly completed will be sent to the Revenue Agency within the pre-established deadlines that we mentioned earlier.
Incentives for elevators included in the renovation bonus
In addition to the 110% Superbonus, elevators are also mentioned in the renovation bonus which provides for a 50% deduction for expenses incurred for the redevelopment of existing buildings, to be divided into ten equal installments.
The tax relief on elevators is valid both for the installation of new machinery and for improvement work on existing systems.
But who is entitled to it and under what conditions? It's worth a quick recap.
Which individuals and types of properties can benefit from it
The 50% deduction under the Renovation Bonus is available to those who carry out the following works:
- ordinary maintenance, including restoration, conservative redevelopment, and renovation of the common areas of a condominium;
- extraordinary maintenance, including the renovation of residential properties belonging to any cadastral category.
It can be requested not only by property owners but also by tenants or borrowers. The Revenue Agency refers, specifically, to:
- owners or those who hold the bare ownership of a property;
- usufructuaries;
- tenants or borrowers;
- members of divided and undivided cooperatives;
- members of companies simple;
- individual entrepreneurs.
To these are also added cohabitants and separated spouses, provided that they have both supported the expenses and are the holders of bank transfers and invoices.
How and by what deadline to request it
What is it? as provided for by the Relaunch Decree, in addition to the direct deduction of expenses, you can alternatively choose:
- to have a discount on the invoice from the suppliers who carried out the work, then recovered by them in the form of a tax credit;
- to take advantage of the credit transfer to credit institutions or other financial intermediaries.
The important thing is; that the invoices in your name are accompanied by:
- the certificate of conformity from the professional who carried out the initial inspection of the renovation;
- the certificate of congruity, issued by a qualified technician, which certifies compliance with the maximum limit of allowable costs for the type of intervention.
